Career Profile
I am a registered trainee appraiser for Carroll and Carroll specializing in commerical property valuation. I am a graduate from Florida Gulf Coast University, where I studied economics as well as real estate finance. I have completed 1.75 elective credits with the CCIM Institute, am a member of the Urban Land Institute, as well as an affiliate with the Appraisal Institute. I also hold a real estate sales associate license and hold a registered trainee aprraisal license.
Education
As an economics student, I learned to be a critical thinker. Not only have I learned practical knowledge that is directly applicable in the business world, but in my schooling I also gained a new perspective that helps me make better decisions. I especially thrived in macroeconomics where I learned in depth about monetary policy, growth theory, and international trade.

As a real estate finance student, I was able to learn valuable knowledge about various topics in real estate. In my classes, I worked extensively with real estate operating statements; I learned about NOI and how it impacts property productivity and valuation. Regarding valuation, I learned about the three general methods of valuation(sales comparison, cost, and income). In my valuation class I also learned about statistical modeling using regression analysis. Continuing from NOI, I learned to work my way down to before tax cash flow and after tax cash flow as well. With this, I also learned about tax sheltering. All of these impact both first year returns and holding period returns that we learned about in my real estate investments class. Additionally, I learned about limits on debt like loan to value and debt service coverage ratios. We covered different types of loans like RAMs, CAMs, ARMs, and interest only loans. One of my favorite parts of my education was putting this all together to create a dynamic pro forma from scratch in excel of a sample property.

Experiences
At Carroll and Carroll, I assist in the writing of commercial real estate appraisal reports. I help collect data on the local economy, real estate industry, and collect pertinent information reagarding each subject property. I aid in the valuation process via my proficiencies in the three valuation methods.
Serving at Ted’s Montana Grill helped me further understand the importance of guest relations and delight. Here, I learned the impact that delighted and happy guests have on a business’s success. I became a certified trainer to help train new employees. This helped me become a better teacher and leader. As a trainer, you are a continuous role model and standard for other team members.
As a Team Leader at Ted’s Montana Grill, I mangaged a group of hardworking team members to routinely exceed company standards. I quickly learned the difference between effective managing and ineffective managing. Through this experience, I was able to learn more about how people work, operate, and the ways they respond to different types of mangagement. I learned that each day presents new challenges and I developed creative and customized solutions to solve them. My job also consisted of interacting with guests throughout the dining room and completing closing procedures such as cash reconcilations, inventory, and simple administrative work.
When I was fourteen years old I wanted to get a job, but quickly realized that my age was a constricting factor in pursuit of that dream. As a solution, I created my own small-scale lawn care and landscaping business. Being in school, my business was restricted by the hours in which I could work. Despite this being a roadblock, I grew my business to generate over $14,000 annually. I had a client base that reached over 20 properties at its peak. Every weekend my team of 2 employees and I would service these properties. Additionally, we would perform large scale cleanups on varying properties. In 2021, I moved to Southwest Florida for school and began to manage my business reomtely. After one year, I was able to sell the business and equipment.
Projects
Financial Instruction for Student Triumph (FIST) was a non-profit that I jointly created to help serve the underpriviledged youth by teaching them about financial literacy. We taught classroom lessons to different high schools around our community and we published regular articles about varying topics in finance.
